Below is a listing of common terms used in respect
to ListingWare and its services.
-
An individual real estate professional that lists properties with an MLS. Since A
membership fee is generally charged by the MLS for this service,
thus Agents, together with Offices, are collectively referred to
as Members.
-
A business entity that lists properties with the MLS. Agents
associate with Brokers for the purpose of conducting real estate
sales. An Office may also be a Broker in cases where the Broker
operates a single business Office; however, the converse is not
always true - Large Brokers that operate multiple Offices are
considered separate entities with respect to ListingWare.
-
The policy created by the National Association of Realtors (NAR)
that governs how Members can display listings of other Members
on their web sites. NAR mandated that all MLSs must have
a Broker Reciprocity-compliant solution in place by January 1, 2002.
-
An individual of the general public that views a Member's or the
MLS's web site. A Consumer is the ultimate end user for ListingWare's
service, although they generally would be unaware that ListingWare
is providing the service; the listing information simply appears
as part of the Member's web site.
-
Displaying a web page so that the Member's web page "wraps around"
the ListingWare web page in a manner such that they appear as one
web page (the Member's).
-
The information system used by Members of an MLS, which is controlled
and governed by the MLS, that both describes the procedure and
manages the information for property listings in a particular geographic
area. ListingWare draws the listing information, in the form of
textual data and listing photographs, from the listing management
database in order to become the basis for ListingWare's services.
Examples of listing management systems are REXplorer, Marketlinx, SEI, Solid Earth, and Paragon,
to name a few.
-
ListingWare describes the service that provides Members a simple,
cost-effective means of displaying their MLS property information online.
ListingWare also refers to the company that partners with the MLS
to provide this services.
-
Either an Agent or an Office that can subscribe to ListingWare services.
-
The entity for a particular geographic area that provides listing
management services for the real estate professionals in that area.
ListingWare provides services to the Members of the MLS.
-
Causing a new browser window to open for the display of ListingWare
information, which can then be closed when the search session is
complete.
